Acquisition Criteria

EVS Realty Advisors is a private company with a proven record of success in the commercial real estate industry. The four principals of the firm collectively have over 100 years of commercial real estate experience. We utilize our depth of experience in commercial real estate and our expertise in the capital markets and market research to identify emerging investment opportunities, analyze trends in the marketplace and execute investment strategies that capitalize on select acquisition opportunities.

Our firm will consider both well-positioned properties with high occupancy ("Core Assets") and underperforming properties that have strong potential for enhanced yields ("Value-Add Assets").  An underperforming property is generally a property that has a temporary high vacancy rate or suffers from physical, management or tenant issues that make it non-competitive in its particular market. Both types of properties can benefit from our expertise, thereby delivering to our investors superior risk-adjusted returns through a combination of annual cash flow growth and enhanced long-term equity appreciation. Following are the criteria our firm is seeking:

Property Type: Office

Property Class: A or B

Property Size: 75,000 sq. ft. or greater

Investment Range: $5 million to $75 million

Occupancy: Core (85%-95%) or Value Add (0%-85%)

Location: Midwest and Southeast regions of the U.S. in cities with metropolitan areas having a population in the range of 1,000,000 to 3,500,000 people. Our target cities are:

  • Saint Louis
  • Kansas City
  • Denver
  • Minneapolis
  • Indianapolis
  • Washington, D.C.
  • Charlotte
  • Atlanta
  • Tampa
  • Orlando
